We took a few wrong, turns in finding the parking space. But once we parked, we never got back in the car. Everything was walkable we rented bikes, went over to the island sat on the beach, walk to breakfast and dinner. Air conditioning works great, kitchens is functional. Front patio is perfect for people watching… and they watch you too when walking by.

Great location for a beach getaway. Enjoyed being close to water and in walking distance to restaurants and other places. My family and I enjoyed the area and would definitely come back. They were nice and very responsive to any questions and concerns I had before the trip.

I loved that the house was on the beach front and close to all the food/shopping. The house was clean upon entering. What i didn’t like: the patio to the upstairs house is right above our living room, so anytime they move the chairs it was loud.

Excellent stay. The location is unbeatable, right on the pier. Walking distance to everything. check in instructions were somewhat confusing but the host was responsive once I messaged. overall 5 Star in every category.

This is the best location, it’s close to the beach, the Newport Pier, great restaurants and shops! The house is always clean upon arrival and everything you could need is there for your use. It is so relaxing here and very restful. I love this place.

This is a very comfortable house with a very well stocked kitchen to make meals and drinks. The beds are very comfortable and the living room is great to spend time together. Also the people watching from the porch is awesome.

The location is Excellent if you want to be in the middle of all the action. Right on the beach and one property away from the retail area. Excellent restaurants and shops all within walking distance. This property is right on the Newport Beach Boardwalk so there is constant people watching right from the patio. The unit was very clean and the kitchen was well stocked with everything you may need. They even include beach chairs, boards and toys for you to use. We did not as the ocean was quite cold in late March but it's generous of them to provide them. It's nice to have a dedicated parking spot for this property as parking is tough in this area. The only complain would be that you can hear literally every movement of the people upstairs. Sliding chairs, footsteps, voices, things dropped, etc. We had a family with 2 small kids, and they got up quite early which meant we were up quite early. Also, the cleaning fee is quite high at $255. Overall though, I give it a 10+.

Perfect location right on the beach. Covered parking spot as well. Only minor issue we had was people parking along the ally way that prevented us from getting to the home’s covered parking spot. I would definitely book this property again.

Super Lage. Bars und Einkaufsmöglichkeiten sehr gut zu Fuß zu erreichen. Würde sogar mit der Familie wiederkommen da Top Lage und Nähe zum Strand ca. 10m ?? Sehr gute Kommunikation und schnelle Antworten auf Fragen Etc.

This unit is in an ideal location to the beach, boardwalk, restaurants and most important next door to ice cream! Upgrades done to the property such as new working sliding door, keurig machine and air conditioning make it #1 in the area. Patio seating and BBQ grill are provided, as well as beach chairs, beach toys, towels and umbrella. Neighbors are friendly and people watching is fun!

Great location on the beach. Step out and you’re on the boardwalk. Beds are comfortable. Great for two people. And would sleep 4 comfortably if you have two children. Only complaint is that the walls are thin and there was a large group upstairs of about 10 or 12 people making a good amount of noise throughout our stay. Heard every footstep and door close from them. Other than that, enjoyed our stay. Would recommend.

Location location location!! Spacious and clean two bedroom. Comfy beds with Fold out couch in the living room too. Location is Within steps to multiple restaurants. The ice cream shop is literally next door (my ten year old loved that!) and another ten steps there’s a breakfast and coffee shop too. 7-eleven is across the street (5 minute walk if you need any incidental items). There are a lot of people Walking by the patio but that’s part of why we rented this location- we wanted to be in the center of everything. Great spot for BBQ and people watching. The house has everything you need, just bring your clothing. They even have kids shovels and sand buckets and beach chairs! (Id only request a small frying pan only!) I’d recommend bring your own laundry detergent if you plan on doing laundry and make sure to look inside the closets or on the patio (behind the bbq) for the extra beach items. The upstairs must have a great view so I’d like to check that unit out next time!

We LOVED this place! We could not believe how amazing the location was! If you want to be right in the action, this is the place to go! We didn’t drive the whole time we were there. This place is walking distance to so many great restaurants. We walked to get ice cream ever day and donuts every morning! So fun! The ocean view right from the patio and just a few steps onto the sand was absolutely wonderful. I would recommend bringing your own beach chairs, even though they say they are provided. Our time laying on the beach was the only tiny unpleasant part because one of the chairs in the unit was broken (hard for older people like us to lay in the sand… we need chairs). I just wished I had brought my own. After all, the laying on the beach is part of what makes this kind of trip enjoyable. The sheets on the master bed were also very uncomfortable. They had some issue (again bring your own and your sleeping will be more comfy). I hate say anything negative because it really is a great place, I just wish someone had been honest and given me a heads up about the few things I could have brought to make our stay more comfortable. We got lucky and didn’t hear the upstairs renters much, but you just have to know going in that this is a downstairs rental. Overall, we had an excellent stay!

This beach house is right next to the pier with a wonderful ocean view! The home is next to all the restaurants, bars, bike and board rentals! The home itself has everything you need - sheets, towels, shampoo, paper towels, toilet paper, etc. Since the home is located on the boardwalk, its not a quiet location; however, we loved people watching and all the action! Location, location, location. Right on the beach - no rentals are closer to the action. Fun to people watch from the patio. Management was very quick to help fix wi-if issues. Place was exactly as described. Only issue was very noisy renters upstairs. Had a great time!

Loved it!! Our family had an amazing time. It was the first time my boys had seen the ocean. They were outside at 7:30 am on the provided boogie board enjoying the beach! We rented bicycles and road all over Newport Beach. This property is in a great location. Right by the pier.

The listing and reviews are all very accurate. This unit patio opens right onto the exercise path and then the beach. There is a picnic type area right in front, so maybe a few more people hanging out than passing by, but not bothersome. There is a great closet of beach stuff - 4 Tommy Bahama chairs, 2 boogie boards, umbrella, balls, frisbee, etc. Beds were perfectly comfortable, and plenty of towels. We love to cook and the kitchen had everything we needed. Please note there is no cable TV service. There is a smart TV that runs Netflix, Amazon, etc, but you have to use your own account. We would totally stay here again.

We've stayed at several places in Newport Beach and this location was our favorite. It was comfortable and beachy. The kitchen was well equipped. Being close to the pier was really fun. If you like being where the action is at (like my teenaged son) this is perfect. We rented bikes from a place around the corner. When the kids were hungry they could go next door and get ice cream, etc. We loved people watching. It was nice to have beach chairs, boogie boards and sand toys in the closet. The unit has A/C and a washer and dryer which is not something all of them have. I loved the ease of checking in and out. The TV had an issue and we couldn't really get it to stream anything. It doesn't have a DVD player hooked up or anything like that. But it was super nice and new and probably just needs some settings changed.

We really enjoyed our stay here (couple traveling with two teenage sons) - it was our kind of place. It fronts directly on the walking path and beach, and has beautiful views of the ocean and pier area. It is the last residential structure before all of the commercial establishments. My family and I enjoyed being immersed in the hustle and bustle of the pier area - there is an ice cream and fast food stand immediately at the end of this unit’s patio area, and just beyond the food window there is a bike rental place, a beach shop, restaurants, etc. There is a small park/picnic area just across the path. So you are right in the middle of an extremely active and fun beach area, which is exactly what we wanted. The residence itself was very comfortable, clean, and well equipped - the interior is not luxurious but pleasantly beachy. We particularly enjoyed the sunny afternoons on the patio overlooking the Pacific, and had fun playing a family game of Jenga in the living room (there are multiple board games provided). We also appreciated the closet full of beach items including beach towels, beach chairs, beach toys, etc. We had some questions about surfing lessons, etc. and the owner did right back to us. Bottom line - if your primary goal is to be right on the beach with direct views of the gorgeous Pacific, and to be right in the middle of the beach/pier action, you will love this place as much as we did.

Can’t get any better on location! Right next to Newport Pier. Restaurants and shopping all within 5 minute walk! Unit has air conditioning which is rare in area. Very clean, organized, and roomy. Rent bikes next door, and get ice cream and shave ice too! Something to be aware of in lower unit but not a deal breaker for us - you can really hear the footsteps, toilets flushing and conversations from upstairs unit. Also no umbrella or shade on patio but easily solved with a clamp on chair umbrella which we will bring next time! Parking stall is a big plus, especially since it is right in back of units. Definitely will be back!

Great location if you’re looking for a beach getaway. Being on the boardwalk/beach is great for people watching, walking to get a bite or a beer. The only drawback is it is a ground level unit. Above is a rental unit as well and you can hear every step they take, chairs being moved, luggage rolling as the floors are all tiled. Otherwise the unit is furnished well, the kitchen is fully stocked and the beds were comfortable. Would definitely stay here again

Our family of four LOVED staying at this perfectly located beach rental. We were a few steps from tons of great restaurants and coffee shops, and of course the beach! My husband and I really enjoyed sitting on the patio at the end of the day and people watching while our kids played on the beach just a few yards away from us. We rented bikes and rode to the Fun Zone, took the fairy to Balboa Island, and also rented a Duffy boat for a 2hr boat ride around the marina. We all agree it's the best vacation we've ever been on, and will DEFINITELY be back! Mary was very helpful. Check in and check out could not have been easier. The beach house had every single thing we needed (the beach chairs and umbrellas were perfect!). We're already planning our next trip!

We loved our whole week here! Great location close to the pier, the sand, ice cream, donuts! The kitchen was well appointed and even had sharp knives for cooking (dull knives are a pet peeve of mine in rentals ). Beds were comfortable and bathroom was clean!

We luved our short stay @ Mary’s place and did not want to leave. It’s so convenient to walk out to all the restaurants around the corner or walk directly onto the beach. The house has nice linens, WiFi and AC (although we didn’t need it). New dimmable LED lighting brightens the place. Two new sofa beds in the living room was a bonus, not to mention coffee, plastic wraps and aluminum foils are provided. Cottage has four new beach chairs / umbrella and beach towels as well. Washer and dryer was a major bonus for the family. Really enjoyed our visit and didn’t want to leave!

Had a blast! This location is literally next door to everything! Five steps away... beach. A few steps north... whining and dinning. Once inside the house, everything was quiet. We did not know about the night life until we stepped onto the porch and heard music. We were across from the pier and walked the night life. Thank u!!

We loved this cute little downstairs, 2 bedroom beach duplex. It was so nice to be right on the beach and not have to drive back to a hotel. We walked to breakfast, lunch and dinner and enjoyed all the close shopping too. The bunk beds were not that comfortable but the couches were so we crashed on those. Also we thought the little food place next door might be loud but it didn’t bother us at all. The place was very clean and had cute decor. Overall a great value for being right on the beach!

Outstanding property with a fabulous location close to the pier, restaurants and shopping. Park your car in the covered space provided and rent a bike to explore the area. This property has everything you need for a fabulous stay with an unobstructed view of the Pacific and Mary is so easy to work with. Would stay here again in a heartbeat!

We loved 2008 West Oceanfront(lower), NB -- comfortable and had everything we needed to make Thanksgiving dinner. Right in the middle of NB at the Newport Pier so the people watching was excellent. And we walked to everything. Gorgeous broad beach right outside the door. Very quiet at night. Absolutely no issues with the house, location or setting up the reservation. Hope to come back! The property is exactly as shown in the pictures not to mention the perfect location for people watching. We had one issue with a broken bbq and the property owner had it replaced with a brand new one by the next morning. This was our first time renting a house at Newport beach and I must say Mary (Owner) was available for any question we had, already planning our next trip.

We stayed here with out 2 teenage boys over spring break. We absolutely loved the location and the property. Everything was as advertised, we couldn't have been happier with our stay. Mary was awesome to work with and available for anything we needed. If you like people watching this is the place for you. We didn't even get in our rental car for 3 days! I would highly recommend this rental to family and friends. Great trip.

We enjoyed our stay, the only thing that would have made it better is more time! It was the perfect location for our family, right next to shops, bars and restaurants. My teenage boys never got bored and we all enjoyed renting bikes from the Boardwalk Shop 2 doors down from the house. We enjoyed being right in front of the pier, being able to walk down the pier early in the morning and seeing what was going on at Dory's. I have family that lives only 10 minutes away from the house and they are now wanting to rent the house for stay-cation. The house itself was very clean and comfortable. Because we were there in March the nights got cool, the fire place was perfect for the evenings. It was nice to be able to walk off the porch onto the boardwalk. The master bed was comfy, my boys did say that the bunks were squeaky but comfy, the kitchen was fully equipped with anything you need. I was surprised to find that there was coffee, laundry detergent and other items. It was so nice to have a washer and dryer, nothing like going home with clean laundry. the grill on the porch was a great idea, we grilled steak one night out there and visited with all the people on the board walk heading to the bars (did I mention the people watching is like no other?). The parking spot was great. We enjoyed flying into Long Beach Airport and taking the PCH to the house, it was only a 25 minute drive and relaxing. I think this will be an annual family vacation spot, I looked at other homes along the pier...

Our long holiday weekend was spectacular! This beach house is CLEAN, WELL STOCKED with all the amenities of home....washer/dryer, plenty of beach gear, a dishwasher that encouraged us to use the dishes and wineglasses, internet and more! The owners thought of everything including laundry detergent and coffee, in case you forget....like me. We walked the boardwalk, rode bikes, enjoyed the beach and walked about 100 feet out the door one AM and purchased freshly caught fish to grill for dinner. It was four days in Paradise and we will definitely return! All of our friends who visited wanted all the rental details. Along with countless restaurants and bars within a short walk, the place next door was THE spot to indulge yourself with refreshing ice cream. Enjoyed AM coffee and PM adult beverages on the patio watching a constant flow of humanity. With comfortable beds and AC, this place is the bomb!

We booked this condo last minute for a quick family getaway. It is clean and all of the dishes/pots/pans/towels were in pristine condition. The owners/managers were easy to work with. The location was perfect. My boys frequented Pipeline for ice-cream cones, which is conveniently located next door. The beach toys were an added bonus along with the chairs, beach towels, umbrellas and body boards! We had everything we needed for our family of 5. The parking was convenient, but had we driven my husbands truck from home there is no way it would have fit, so we were glad we had a smaller rental car. The only thing I will say and not as a negative comment, just as a heads up is that the foot traffic and chair moving upstairs was pretty loud when we were in the unit. I know this is unavoidable, so that is why I still give the space 5 stars. I am sure they heard our kids playing too. Overall, our stay was perfect and we would love to book it again and again!
